What is a Title Plan?
-
A Title Plan (previously called a 'field plan') is a scaled drawing that identifies the boundaries (usually referred to as the ‘demise’) of a freehold property or piece of land.
-
The Title Plan will show the demise in relation to the surrounding streets and buildings. It will include a north point and local street names to provide clarification.
-
More information on Title Plans is available on the Government Website
How does it work?
-
If you require a new Title Plan, one of our surveyors will need to visit your property or land to take accurate measurements.
-
Typically, they will require between 1 and 3 hours on site with access to the land and any building.
-
Back at the office, we finalise the plans using CAD (computer-aided design).
-
You will receive your finished Title Plan via email within 48 hours of the site visit.
-
The Title Plan will be in pdf format.
Why do I need a Title Plan?
-
An accurate Title Plan shows the buyer and seller the boundaries of the land or property along with any associated rights of way.
-
An updated Title Plan is required when an application to split or sub-divide an existing title is being submitted.
-
A Title Plan is required when registering a freehold property or piece of land with Land Registry.
